Municipal Taxes - All present and future municipal taxes to be borne by the Lessor  
         
Interest Free Refundable Security Deposit (Months) - 10 months of rent  
         
Lease Terms (years) - 3+3+3 / 5+5 years  
         
Escalation in rent & Securities Deposit on renewal of the lease - 15% Escalation every 3 years on rent paid for previous terms  
         
Lock in Period/s - 36 / 60  months  
         
Notice Periods for termination - Lessee shall be required to give minimum 3 months notice after expiry of lock in period  

 
         
Utility Charges      
         
Maintenance charges (Rs. Per Sq. ft. Per Month)- Including charges for Building Management - Building is maintained by the Landlord. To be borne by the Lessee on actual.  
         
Electrical Consumption Charges - On Actual to be borne by lessee  
         
Water Consumption Charges - On Actual to be borne by lessee  
         
Stamp Duty & registration Charges - On Actual to be borne by lessee  
         
Other Taxes - All other taxes of whatsoever nature including but not limited to Lease tax and Service Tax (if applicable) shall be borne by lessee alone
